What are the application fees?

Application fees cover all the steps involved in setting up a loan. These include

  • File analysis: The bank or lending institution must check the completeness and validity of the documents submitted, such as proof of income, bank statements and any other documents required to assess the borrower’s solvency.
  • Solvency assessment: An in-depth study is carried out to ensure that the borrower is in a position to repay the loan. This assessment takes into account various criteria, such as the borrower’s level of indebtedness, stability of employment and financial history.
  • Preparing and issuing the loan offer: Once creditworthiness has been confirmed, the institution draws up and formalizes the loan offer, a process that requires time and resources.

Invoicing of processing fees

Application fees can be billed in different ways:

  • Up-front payment: Some lenders require the application fee to be paid when the loan offer is signed.
  • Inclusion in the amount borrowed: Others include these charges in the total amount of the loan, meaning that the borrower repays them on the same basis as the principal and interest.
  • Free of charge in certain cases: Certain types of loan, such as subsidized loans like the Prêt à Taux Zéro (PTZ), may not involve any application fees.

Negotiation and waiver of handling fees

Application fees are not always fixed and can often be negotiated, especially if the borrower has a good profile (stable income, low level of debt, etc.). Banks and credit institutions may be open to adjustments depending on their commercial policy or the long-term relationship with the customer. In some cases, it may even be possible to obtain a total exemption from application fees.

Impact on Total Cost of Credit

It’s important to note that administrative charges contribute to the calculation of the Annual Percentage Rate (APR), which represents the total cost of credit. The APR includes not only the nominal interest rate, but also all ancillary costs, such as administration fees and other charges. So a low APR, even with relatively high handling charges, can be more advantageous than an attractive nominal rate with hidden ancillary costs.

  • Compare offers: To get the best deal, it’s a good idea to compare offers from several financial institutions. Each bank has its own fee structure and policies.
